Call To Action From the Sherman Oaks Homeowners Association

A planned development on Sunnyslope Avenue and Ventura Boulevard would involve rezoning in a residential area.

The Sherman Oaks Homeowners Association is sending out this e-mail alert about a planned development on Sunnyslope and Ventura Boulevard that may challenge the size limitations imposed on buildings in Sherman Oaks.

CALL TO ACTION –
EMAILS AND LETTERS NEEDED!!!
 A property owner has filed a request for rezoning in a Sherman Oaks residential neighborhood. If approved, a mixed-use commercial use would be allowed in a neighborhood with single family homes, not only north of Ventura Boulevard, but also north of the alley behind Ventura Boulevard! 
     Currently, the land is zoned for parking – a much needed resource in Sherman Oaks.  If the City approves this project, it will create a dangerous precedent, encouraging any property owner north and south of the alleys behind Ventura Boulevard to file to change zoning from residential to commercial.  
     Our neighborhood committee, led by Marshall Long, Ellen Vukovich, and Committee Chair Michael Bernback, is consulting with attorneys about whether or not this proposed project is in violation of the City Specific Plan.  The applicant has not filed for an Exception to the Plan to build over the legal height limits in this area, but asks the City to grant the variance, thus bypassing the requirements under the Plan.
     The subject property is in Council Member Paul Krekorian’s District.  To date, his office has not indicated the Council Member’s position on this project.  Krekorian promised your Association that “No Exceptions” would be granted to the Specific Plan.  Therefore, does this application present a new way to bypass the Specific Plan?
     The neighbors need your support by writing or emailing the city’s Hearing Officer, Dan O’Donnell, and City Council Member Krekorian, at the contact information below.

     There will be a public hearing 1:30 pm Friday, August 5, 2011, at the Marvin Braude Constituent Service Center, First Floor Conference Room, 6262 Van Nuys Boulevard, Van Nuys. Hopefully, you can attend the hearing and speak against this project.
