Searching for a dog-friendly guest house

Young, recent college graduate couple looking for a 1 bedroom guest house to rent. We are both quiet, easy going, personable and employed. We are family-friendly and low maintenance tenants.

Will pay $1200, but will pay more if utilities are included. Will also pay pet deposit.

We have 1.5 dogs (1= Aussie mix, .5= Chihuahua mix) who are both friendly and well mannered rescues. They are our top priority, which is why we would like to avoid an apartment.

Hoping for Tarzana, Woodland Hills, West Hills, Encino, Canoga Park, Winnetka, Sherman Oaks, Etc.
