Paula Abdul has put her Sherman Oaks home on the market for $1.9 million,according to Radar on line.
The former American Idol judge has been living in a 4,679 square-foot home that has 5 bedrooms, 4.5 bathrooms, a gourmet kitchen, a private balcony off the master suite, hardwood floors, and other features.
Abdul's home is located in the Sherman Oaks hills, where house prices can exceed $2-million. Realtors claim that home prices in that neighborhod have softened a bit from their high levels of several years ago.

Sounds like a bargain for a house thAt size, especially in the hills. Add the fact that celebrity homes usually sell for a premium, this is not a good sign for local property values that seemingly have continued to decline. They certainly have in our hillside area.

Hi Mattey's Mom. At face value it might appear that this is the case. However in the hills of Sherman Oaks there is a reduced amount of inventory of quality homes for sale that fit all buyers needs. Based on that a good house in great condition can still sell for a good number. Also, it depends how much land there is and how much of it is usable. Something with a much larger usable lot with grass and a pool can sell for far more money.

Alan, what do you think the 'premium' is for such a place (i.e, pool + useabe lot), and what if it were on a "cut through" street? How key is view vs. mountainside?

Hi Leslie, all great questions both tough to quantify and communicate. It depends on the size of the house, it's location and of course it's condition and layout. So much goes into answering this question. Arguably in the high millions low 2's there can be as much as a $300,000 swing for a dead on valley view with a flat usable lot. You can argue even more if it has those two special qualities. Hope this quick reply helps. If a real opinion is needed, having a Realtor come by to provide an opinion is a very beneficial thing to do.
